Housing requirements for Wolverley and Cookley over the next 5-10 years

 

  • 159 homes needed over 10 years
  • 111 looking to move in the next 5 years
  • 79 homes needed in the Parish within next 5 years
  • Highest need being 2 bed Bungalows followed by 2 bed houses
  • 32 residents had to move from the area due to lack of affordable homes
  • Residents felt there was not enough starter homes or smaller properties to downsize too
  • Public transport for the area is a major concern

 

Within the next 12 months 2018-2019 homes needed

 

  • 3 x 3 bed bungalows to own
  • 6 x 2 bed house to own
  • 2 x 2 bed bungalow to own
  • 1 x 2 bed flat or apartment to own
  • 1 x 1 bed bungalow to own
  • 4 x 2 bed flat affordable rent
  • 1x 3 bed house private rent
  • 1 x 2 bed flat private rent

Preferred tenure amounts being £100k – £150k and £391 to £520 monthly rent and most property prices fall above these.

 

This preferred tenure may outstrip however what people can afford and therefore highlight the demand for low cost homes

  • 7 x 2 bed bungalows to own
  • 1 x 2 bed flat
  • 3 x 2 bed bungalows shared ownership
  • 7 x 2 bed house shared ownership
  • 5 x 1 bed bungalow to own
  • 1 x 1 bed flat to own
  • 1 x 2 bed house private rented
  • 3 x 2 bed bungalows affordable rent
  • 2 x 2 bed house affordable rent
  • 6 x 1 bed bungalow affordable rent
  • 1 x 1 bed flat affordable rent

The findings therefore of the Housing Needs survey support the view of the Neighbourhood Plan that, development opportunities need to include affordable housing for rental or shared ownership, these affordable housing should also meet the council’s rural local connections policy.
